Aantal keren langsgereden.
Holy Land buys land for planned expansion
Holy Land Experience recently purchased a key piece of property next to its south Orlando theme park, positioning its owners for a long-awaited expansion. Trinity Broadcasting of Florida Inc. earlier this month paid $3.8 million for the 7-Eleven convenience store across Vineland Road from the religious tourist attraction.
The newly acquired land and building are next to the theme park's overflow-parking lot, which is where Holy Land owners have long planned to build a television station and pedestrian overpass. The overall Holy Land site — including the newly purchased convenience store — is at Conroy Road across Interstate 4 from the highly successful Mall at Millenia.
"Yes, Trinity's purchase of the corner property adjacent to the overflow parking for the Holy Land Experience property will help facilitate the ultimate master-plan implementation," said Colby May, a Washington lawyer who represents Trinity Broadcasting of Florida, which is based in California. The newly acquired property would allow Holy Land to have a more "commodious" development, May said. He added that the owners will now have better control of the high-profile street corners nearest the park. The acquisition will also help with traffic flow and the movement of people on the property, and it will also help frame the entire project, he said.
The nonprofit corporation, which describes itself as the world's largest religious TV network, did not say when it would proceed with the television studio. May said the project has been hung up by a pending Federal Communications Commission decision that will affect operators' broadband and TV-signal transmitting capacity and transmitter locations.
For now, the 7-Eleven is expected to continue operating under an existing lease.
Holy Land Experience Ministries Inc. purchased the park in 2007 and quickly announced plans for a 100,000-square-foot TV studio designed to reflect Bible scriptures from Revelation, with God presenting the New Jerusalem after the Apocalypse. In 2008, Orlando approved those development plans and plans for a 146-foot-long pedestrian overpass above Vineland Road. The elevated walkway would connect the park with what is now about 11 acres owned by Trinity on the northwest side of Vineland Road.
If constructed, the Orlando TV studio would become one of the broadcaster's major operations and would help it fulfill an FCC regulation: Because Trinity Broadcasting owns a television station in Central Florida, WTGL-Channel 52, it must also have a studio here. Trinity claims to reach 100 million households as a "faith-based lifestyle network for the whole family."
If plans for the studio never come to fruition, May said, Trinity has alternative ways it could develop what is now considered a prized development site.
Orlando retail expert John Crossman, president of Crossman and Co., described the location as a "phenomenal site." A five-minute walk from the Mall at Millenia, the property has great potential for retail and is situated on the "better side" of I-4, said Crossman, who has visited the theme park and who once lived in that area. With about 35,000 vehicles passing the site daily, including many headed to estate homes in the Windermere area, the property is "outstanding" for any number of retailers, Crossman added.
In addition to its properties at Conroy and Vineland roads, Trinity in 2009 purchased two Windermere mansions, one for $1.8 million and the other for $1.9 million. Last year, the religious-based nonprofit lost a bid to exempt those residential properties from the tax rolls by classifying them as parsonages.

The park offers free admission to the public each year so it can keep its tax exempt status as a church. The move saves the park about $300,000 a year.
